7/4/14 Should I rent a Milwaukee condo from a condo owner?

If you’re thinking about renting a Milwaukee condo, as opposed to an apartment, keep this in mind.

Typically, the goal of an owner is to sell, not to be a landlord. If the property remains on the market for sale during the life of the lease, you’ll be expected to accommodate showing appointments from potential buyers. That means keeping your place presentable. (Of course, that’s how it looks all the time, right?) So try and negotiate a lease stipulating no property showings, at least until the last month of the lease, if you’re not re-upping.

Also, be aware that condo association rules govern rentals. A minimum one year lease is standard, and often requires prior approval. As a resident, you’ll be expected to follow association rules, as laid out in those condo documents. Make sure you know the scope of what you’re getting into before signing on that dotted line.

In the case of condo owners and leasers, be aware that, apart from state and municipal regulations governing short-term rentals, most associations also restrict this practice. An allowable rental term is typically no less than six months and even that must have prior approval from the association. According to most by-laws, no unit may be sub-leased for ‘transient hotel purposes.’

A paying guest does not meet the standard definition of a guest of a resident owner so a unit owner carries risk for insurance coverage in common areas. A fine-print reading of the policies of hosting websites clearly directs the owner in a multiple resident association to closely examine documents and by-laws. Listing your property with these types of services includes your acceptance of all the applicable law.

Over 30 downtown Milwaukee condo units were open to view on Saturday, June 22, from noon to four, during an event dubbed ‘Downtown Digs.’

It was set to mark the sparking back to life of the downtown condo market, quieter since recent economic woes than in the building boom days before 2008. Historically low interest rates are reason enough to look into a condo purchase, especially with a limited and increasingly costlier downtown condo rental supply.

3/1/13 Condos in the Milwaukee market – Rent or Buy?

The Wall Street Journal suggested that your smartest resolution for 2013 would be to get into house hunting. The late November article quoted the Zillow chief economist’s observation that buying – even over the short term – is worth doing because prices have bottomed. In 75% of markets, renting is now more expensive than three years of home ownership with a 30-year fixed rate mortgage.

Zillow and Trulia both report increased unique visitor traffic, as much as 50%, to their sites. More buyers are out there looking already this year, online and also in person, too. In Milwaukee, condo units sales year to date are even with the last two years, even though inventory of available units has been lower. Another indication that the housing market is in recovery?

If you’re thinking of testing the waters yourself, soon, remember that the other game pieces are still in place: a decent credit score and a down payment. Rates are still historically but lenders still aren’t relaxing their standards.
